Focus Central Pennsylvania Fall Familiarization Tour/Rail Served Industrial Sites and Buildings: Detailed Itinerary
Monday, October 3rd, 2016
12:00pm to 1:00pm Welcome Lunch Presentation – Shamokin Dam, PA: Guests will begin the familiarization tour with a welcome lunch. Following introductions and networking a short presentation will be provided during lunch to provide an overview of Central Pennsylvania and the sites and highlights to be shown during the tour.
1:30pm to 2:00pm Tour Old Trail Industrial Park – Shamokin Dam, PA: The site is owned by Sunbury Generation and is home to to current construction of a new 1,124 megawatt power plant, a billion dollar investment project, one of the largest coal-to-natural gas power conversion projects in the United States that is expected to produce 1,124 megawatts to power 1 million homes and to be operating by close of 2017. There is approximately 60 acres of available industrial acreage at this site that provides high levels of energy, access to the Susquehanna river for heavy water users and is rail served by Norfolk Southern. The owners of the site would be willing to become investment partners in development projects or work on build to suit options.
2:15pm to 2:30pm Tour Celotex – Sunbury, PA: This site located at 1400 Susquehanna Avenue, Sunbury PA 17801, has been cleared and is ready to build. It is owned by Northumberland County with strong desires to attract high economic impact investment. The site is zoned industrial and has 21.83 acres of land and is served by Norfolk Southern. All utilities are on site, the previous user had very large sewer, water and electric consumption. 10” water line off Edison Ave, 20” off Front St. These lines can deliver a minimum of 2 million GPD, and treatment can also accept that amount of discharge water.
3:15pm to 3:45pm Tour SEEDCO Industrial Park – Coal Township, PA: SEEDCO Industrial park has 1,200 acres for sale/lease/build-to-suit with I-81 and I-80 just minutes away. The anchor tenant is Reinhart Foods (100 Industrial Park Road, Coal Township, PA 17866) with a 217,000 square foot distribution warehouse. The site offers rail access, all utilities in place and access to abundant water resources and is a Keystone Opportunity Zone site.
4:15pm to 5:00pm Tour TRW – Danville, PA: In 2008, MBC Development purchased the former TRW plant in Danville and have since put extensive investment in redeveloping and leasing the building. The building has rail access, has 20-59,000 square feet of warehouse space available and ready for immediate occupancy. The lease rate is $2.25 PSF NNN. There are 3 dock doors, 27’ clear ceilings and is 3 miles from exit 224 on I-80. 1,200 AMP 480V, dry sprinkler throughout. The building in total 133,000 square feet with 13.567 acres has an asking price of $2,660,000.
5:30pm to 7:30pm Dinner and Rail Presentation – Northumberland, PA: Following the tour of a few of buildings and sites, you will be treated to dinner at Front Street Station a unique dining experience in a historic, authentic 1910 train station in Northumberland, PA. In addition to dinner you will get the opportunity to meet and learn from Central Pennsylvania’s passionate, knowledgeable rail provider leaders.

9:00am to 10:00am: Breakfast Presentation & Networking with Resources: Breakfast will be held at the Union County Govt Building and will provide an opportunity to casually network with regional leaders and learn about resources to support existing and new business growth in the region from workforce, infrastructure to accessing capital.
10:15am to 10:45am Tour Patton Warehousing & Logistics – Building 3 – Milton, PA: Patton Warehousing & Logistics provides facilities for lease and will build to suit based on customer needs. In addition, they are connected to Watsontown Trucking Company, an innovative premier logistics company serving customers for 75 years with routes throughout the United States and Canada. Building 3 (117 N Industrial Park Rd, Milton PA 17847) offers 22,480 square feet of space, 24’ minimum ceiling height, truck wells, drive-in doors, cranes, fenced yard, rail served by Norfolk Southern and on 5 acres. This facility is utilized as a railway transfer station.
11:00am to 11:30am Tour Great Stream Commons – Gregg Township, PA: Great Stream Commons is site owned by Union County with with strong desires to attract high economic impact investment. The site is a Keystone Opportunity Zone and has direct access to US Rt. 15 and is only minutes from I-80. There are 365 total acres with various options for development based on company needs. The site is rail served on the southern portion by North Shore Railroad with connection service to Norfolk Southern and Canadian Pacific railroads and has $2,8 million allocated in the Capital Budget to extend rail as needed. The asking price per acres is $50-65,000 an acre. All utilities are to the site with 3 phase electricity. 166 acres shown in the photo below is pad ready and owned by Target Corporation.
11:45am to 12:15pm Tour Moran Warehousing, 202 East 7th Street – Watsontown, PA: Moran Industries, Inc. began in 1975 and has evolved into Central Pennsylvania’s premier logistics provider. Moran provides 48-state trucking service and owns and operates over 4 million square feet of modern storage facilities. The 202 East 7th Street facility in Watsontown, PA 17777 is just minutes from US Rt. 15 and I-80 with over 2 million square feet, 30’ ceiling heights, full sprinkler system, state of the art surveillance and security and 108 loading docks with automatic dock plates, and indoor rail access to simplify the distribution process through easy cross-dock unloading.
1:00pm to 1:30pm Tour Former Windsor Foods – Bloomsburg, PA: In 2013, Windsor Foods (manufacturer of Italian foods, pastas) closed the Bloomsburg facility. Currently a $30 million dollar flood wall and flood control project, funded by federal, state and private funds is to be completed this year. The building is now owned by Jeff Burkham is is available for purchase at an extremely reduced price of $625,000. The building could be rail served by the SEDA-Cog Joint Rail Authority, has 92,299 square feet of space with 16’ to 24’ ceiling heights, and is on 17 acres.
2:00pm to 3:00pm Conclude Familiarization Tour – Presentation of Thank You Gift: Following the tour of buildings and sites on day two we will conclude the tour with the answer to any questions or request for information and present our guests will a gift of appreciation for their time and interest in investment opportunities in Central Pennsylvania.
